Is the Wagon Wheel Market turning around??

by loriedmorris on August 10, 2009

There has been some talk recently that the real estate market in Wagon Wheel has bottomed out.   Whether or not this is true, I am definitely witnessing a better market.

Currently, there are only 2 townhomes and 5 single family homes available for sale……a very low inventory of homes for sale especially for this time of the year.

Additionally, there are now 6 townhomes and 5 single family homes in escrow.   While we will not know the exact sale price until these properties actually close escrow,  I have heard that many of these actually sold for over the asking price….indicating a bidding war.

It is difficult to tell whether or not this stronger movement will continue.  After all, this is the time of the year that homes sell.  Additionally, the first time buyers credit is getting close to phasing out.  Moreover, the media continues to portray that the economy is getting better.

So, yes, I do believe that the market has bottomed out for “some” price ranges and in certain areas….Wagon Wheel being one of them.  However,  we are a long way from even getting close to where we were.  If anything, I believe prices will remain fairly steady and stable.  I still wouldn’t advise anyone to sell unless they have to.

Stay Tuned:

There has been some talk about Wagon Wheel being annexed by Rancho Santa Margarita.  What will this mean for us?????  I am currently putting together a report on this so stay tuned!
